Kamsdorf settlement in Germany offered for sale

A small settlement near Kamsdorf in the German state of Thuringia is up for sale for 390,000 euros (approximately 4.3 million SEK). The sale includes 15 single-story houses, each roughly 100 square meters, a central main building with a former dining hall exceeding 300 square meters, and 24,000 square meters of land including meadows and forests.

The site has a history dating back to the GDR era, having served as apprentice housing for a steelworks and later as a holiday resort. The current owner, Franz Eberitsch, purchased the area in 2014 with the goal of creating a community close to nature, though his vision has faced challenges.

Potential buyers face significant regulatory hurdles. Due to strict local building codes and the period the site sat vacant, authorities suggest that permanent residency may require new detailed planning or specific permits. There are also concerns from officials regarding the risk of the area becoming an unauthorized, scattered settlement. While electricity and drinking water are available, the sewage system currently relies on a collection tank. Proposed uses for the site include a health and therapy camp.
