Rio de Janeiro real estate and population trends show regional growth
The Rio de Janeiro real estate market showed moderate growth in the first half of 2026. According to research by Brain Inteligência Estratégica for Ademi-RJ, property sales rose 4.65% and new unit launches increased by 2.26% compared to the previous 12 months. A total of 13,272 units were launched and 12,883 were sold during this period.
Market dynamics vary by region. In the capital, the Minha Casa, Minha Vida program accounted for 49.9% of launches, followed by mid-range and compact properties. In contrast, coastal areas like Búzios operate on a different logic driven by second homes, seasonal rentals, and high-end real estate appreciation.
Demographic shifts are also evident in the state. Rio das Ostras experienced significant population growth, increasing by 48.09% between the 2010 and 2022 censuses. IBGE estimates the population of Rio das Ostras will reach 168,626 by 2026, reflecting the municipality's expanding residential strength and coastal appeal.
