Rio de Janeiro real estate sees rise in luxury studios and Lapa redevelopment
The real estate market in Rio de Janeiro is experiencing a shift toward high-end luxury studios. Data from Brain Inteligência Estratégica for Sinduscon-Rio indicates that compact units accounted for 35% of residential launches in the first seven months of 2026, a significant increase from 10% in 2022. Developers are targeting high-income consumers by offering smaller, highly refined units in prime locations like Ipanema and Leblon to maximize returns in areas with limited land availability.
Simultaneously, the Lapa district is seeing renewed investment and revitalization efforts. The former Hotel Marajó was recently auctioned for R$ 2.2 million and is expected to be converted into a gastronomic venue. This follows municipal plans to invest R$ 1.7 million in revitalizing Rua Joaquim da Silva. Other major developments include a new seasonal residential project by Direcional near the Selarón Steps and the acquisition of the Arcos da Lapa business center by RJDI, which intends to replace the existing structure with a new residential building.
