Rio de Janeiro real estate shows rising costs and high verticalization
Real estate data for Rio de Janeiro in 2026 reveals significant trends in housing costs and urban structure. According to a survey by Loft, the average condominium fee in the city rose 8.8% in the first half of 2026, reaching R$ 622. The Lagoa neighborhood recorded the highest average fee at R$ 2,293, followed by Ipanema and Barra da Tijuca. Copacabana saw the largest increase among expensive neighborhoods with a 15.8% rise, while Taquara led in growth rate with a 25.8% increase.
Data from the Rio de Janeiro City Hall indicates that apartments constitute 63.7% of the city's residential properties, totaling over 1 million units. Verticalization is most prominent in the South Zone and parts of the Southwest Zone, with neighborhoods like Barra Olímpica, Leme, and Flamengo showing apartment concentrations above 98%. In contrast, the West Zone and suburbs remain more horizontal; Campo Grande has the largest residential registry with 70.3% houses, and Guaratiba is the most horizontal region with 81.4% houses. While houses make up only 35.3% of total units, they account for 46.6% of the total residential built area due to their larger average size compared to apartments.
