Brazil real estate market shows growth amid shifting economic trends
The Brazilian real estate and hospitality sectors are undergoing significant shifts driven by economic conditions and changing consumer behavior. In the short-term rental market, activity linked to platforms like Airbnb generated R$ 113.2 billion in 2025, contributing R$ 62.8 billion to the GDP and supporting over 700,000 jobs. Operators are increasingly focusing on brand identity and standardization to compete in a crowded market.
In the residential sector, high interest rates have transformed buyer behavior, making consumers more analytical and digitally reliant. Despite credit challenges, new residential unit sales rose 5.4% in the first half of 2026. However, rental costs have surged, with the FipeZap index showing a 79% increase in requested rents over five years, outpacing income growth.
Financial indicators show mixed results: mortgage financing using savings-based resources (SBPE) grew significantly in August 2026, despite continuous withdrawals from savings accounts. Meanwhile, rental delinquency rates have shown signs of stabilization or decline in certain regions, such as Rio de Janeiro and Rio Grande do Sul, potentially aided by debt relief programs like Desenrola 2.0.
