Rising housing and utility costs strain residents and students in Germany

Rising rental and utility costs are creating significant financial pressure for residents and students across Germany. In Karlsruhe, utility costs (Nebenkosten) are increasing faster than the national average, rising by 6.2 percent compared to the 4.5 percent nationwide increase. For an average 79.7 square meter apartment, monthly warm rent averages 1,059 euros, with utilities accounting for 30 percent of the total cost. Key drivers for these increases include water supply, waste disposal, and insurance.

For students, the situation is increasingly difficult as standard Bafög housing allowances often fail to cover basic rent. According to the MLP Student Housing Report 2026, the current 380 euro allowance is only sufficient to cover a 30-square-meter model apartment in Chemnitz. In major cities like Munich, the monthly cost for such an apartment reaches approximately 880 euros, while cities like Berlin, Frankfurt, and Hamburg see costs between 700 and 725 euros. On average, students are spending 54 percent of their income on housing.
