Roca to allow buildings up to 19 stories in city center
The municipality of Roca is preparing a major reform of its Building Code and Master Plan to allow for taller structures in the city center. The proposed changes would permit buildings of up to 19 stories, an increase from the current limit of approximately 25 meters (roughly 12 to 14 stories).
The new central area would be formally delimited between San Juan and Mendoza streets, and from Canal Grande to Canalito. While the center sees increased height limits, residential areas such as the Frank neighborhood may face reduced building possibilities.
Laura Bolatti, the Director of Municipal Architecture, stated that the reform aims to replace an outdated and fragmented code with a more accessible system to streamline investment and plan approvals. The implementation of higher buildings remains contingent upon technical feasibility reports from water, gas, and sewage utility providers to ensure existing infrastructure can support the increased density.
