Romania housing affordability remains stable across most counties

Housing affordability in Romania remains relatively stable, with property costs in most counties being coverable by less than two months of work for a single square meter. According to data from Imobiliare.ro, residential properties appreciated by 37% locally since the start of 2024, reaching an average of 2,125 euros per square meter in April.

Regional disparities exist across the country. In Bucharest, high net salaries—averaging nearly 1,400 euros per month—help offset rising prices. Ilfov County offers more affordable alternatives to the capital, while Timiș County rivals Bucharest in terms of accessibility. Major urban centers such as Brașov, Iași, and Constanța allow residents to earn the cost of one square meter of housing in approximately two months.

Conversely, Cluj and Dolj counties report the lowest levels of housing accessibility. While Brașov maintains prices close to those in the capital, its local incomes are considerably lower. In contrast, areas like Caraș-Severin and Harghita have seen increased private investment, though housing prices there remain among the lowest in the country.
