Romania real estate market shows significant regional price disparities

Analysis of the Romanian real estate market reveals significant regional disparities in property pricing. Bucharest remains the most expensive market, with three specific areas—Primăverii, Kiseleff, and Aviatorilor—exceeding 5,500 euro per useful square meter. These prices are more than double the city's average.

In contrast to Bucharest's high costs, Cluj-Napoca continues to serve as a luxury real estate hub, with several areas exceeding 3,400 euro per square meter. However, other major economic centers like Timișoara remain relatively accessible, with top-tier neighborhoods in that city seeing prices comparable to the cheaper outskirts of Cluj-Napoca.

In Brașov, the most expensive area is Drumul Poienii, reaching nearly 4,000 euro per square meter, while the Old Town sees prices above 3,000 euro per square meter. Experts note that the national real estate market is no longer functioning as a unified economic mechanism, as regional fragmentation makes city choice a decisive factor for sustainable living costs.
