Romania rental market sees rising costs ahead of university year

Rental housing searches in Romania have increased significantly in July, driven by students preparing for the new academic year. In Timișoara, the average rent for a two-room apartment reached 450 euros, a 5% increase compared to the previous year. Studio apartments in the city average approximately 300 euros. Arad remains one of the most affordable cities, with studios averaging 230 euros and two-room apartments at 350 euros.

In Bucharest, rental costs vary widely by neighborhood. While more affordable areas like Militari or Pantelimon offer studios starting between 330 and 380 euros, premium northern districts such as Herăstrău, Aviatorilor, and Pipera command much higher prices. In these exclusive zones, two-room apartments can cost between 1,000 and 1,200 euros per month. Sector 1 remains the most expensive sector in the capital, with an overall average rent of 766 euros.

Nationally, across ten analyzed cities, the average rent for apartments with one to three rooms was 536 euros in July. Interest in rentals has surged, with contact rates for available properties rising 45% compared to June.
