Romanian real estate prices see significant regional increases
The Romanian residential real estate market has experienced significant price increases over the last two years, though affordability varies widely by region. Data from Imobiliare.ro indicates that while prices are rising across major urban centers, the ratio between local incomes and housing costs creates distinct levels of accessibility.
In Bucharest, average requested prices reached 2,125 euros per square meter in April 2026, representing a 37% increase since the beginning of 2024. Despite these high costs, Bucharest maintains a relatively better accessibility index of 0.66 compared to other major hubs. In contrast, Cluj-Napoca saw much higher average prices, reaching 3,316 euros per square meter in May 2026.
Other regions also showed sharp trends. Brașov experienced a nearly 30% price increase over two years, with average prices hitting 2,294 euros per useful square meter in March 2026. Dolj saw one of the most pronounced surges, with prices rising nearly 40% while available supply nearly halved. Constanța also recorded a 25% increase over the same period. At the lower end of the price spectrum, Harghita reported averages of approximately 760 euros per square meter.
