Romania's industrial and logistics space demand rises 11% in H1 2026

The total stock of modern industrial and logistics space in Romania reached 8.14 million square metres by the end of June, with roughly 4 million square metres located in Bucharest and its surrounding area. Projects under construction added another 532,000 square metres nationwide.

Leasing activity accelerated in the second quarter, with about 329,000 square metres transacted, bringing total demand for the first half of the year to 569,000 square metres – an 11% increase compared with the same period last year. New demand accounted for 58% of the total, indicating strong tenant resilience despite a macro‑economic backdrop of contraction, high inflation and consumer pressure.

The national vacancy rate rose to 6.7%, while Bucharest’s vacancy stood at 6.3%, influenced by recent speculative deliveries. Major completions in Bucharest included VGP Park Bucharest A3 (45,000 sqm) and VGP Park Bucharest A2 (33,000 sqm), both developed by VGP and aimed at multiple occupiers. Regional hubs such as Timișoara (807,700 sqm stock) and Ploiești (574,500 sqm stock with a 0.8% vacancy rate) also contributed to the market dynamics.
