Romania’s major cities report cheap apartment districts amid a surge in new residential projects

Data from Imobiliare.ro shows that Bucharest’s Ferentari district leads the country with median apartment prices below €1,500 per square metre, followed by low‑cost areas in Constanţa (Abator) and Timișoara (Steaua) with prices around €1,600/m² in Q2 2026. The report highlights sharp intra‑city price gaps, with Bucharest’s upscale neighbourhoods such as Primăverii and Kiseleff exceeding €5,500/m² while older segments stay near €1,500/m².

Meanwhile, Colliers analysis indicates that Bucharest’s residential market recovered most of its early‑year slowdown, ending the first half with only a 2 % dip in transaction volume versus 2025 and a 3.6‑fold rise in authorized residential floor area—the strongest pace in five years. National apartment sales fell 9 % amid inflation and higher financing costs, with regional contrasts: Cluj‑Napoca down 16 %, Iași down 11 %, and Timișoara up 3 %.

Developers are responding by accelerating new project pipelines, anticipating higher demand despite cautious buyers. The combined trends point to a divergent market where affordable districts remain attractive while developers expand supply to meet sustained interest across Romania’s major urban centres.
