Rome student rental prices rise to 615 euros per month

Student rental prices in Rome are experiencing significant increases, with the average cost of a single room rising by 7% annually to approximately 615 euros per month. Data from Immobiliare.it Insights shows that the highest prices are concentrated in the historic center and areas such as Parioli and Flaminio, where monthly rents can exceed 730 euros.

In traditional university districts like San Lorenzo, Pigneto, and Piazza Bologna, prices range between 600 and 660 euros. Infrastructure developments, such as the expansion of Metro Line C, have also driven demand in eastern Rome, specifically in Alessandrino and Tor Sapienza, where demand has surged by up to 74%. Near Roma Tre university, Metro Line B routes have seen price peaks of 25% in Garbatella and Ostiense, reaching 701 euros.

To find more affordable options, students are being forced toward peripheral areas like Casal Lumbroso and Ostia, where prices start at a minimum of 447 euros. These rising costs pose a risk of discouraging students from choosing Rome for their studies, potentially making university attendance a matter of economic capability rather than academic preference.

The university rental market is characterized by high seasonal demand and is influenced by several structural drivers, including the prestige of local universities, proximity to public transport, and the availability of essential services like supermarkets and high-speed internet.
