Ron DeSantis signs revised Live Local Act to boost affordable housing

Florida Governor Ron DeSantis signed the latest revision of the Live Local Act, the third iteration since its 2023 inception. The law broadens the types of dwelling units that can be built, requires at least 40% of units in qualifying projects to be set aside as affordable housing for 30 years, and limits local governments' ability to restrict height, design, or site‑use for such projects.

The revision also extends the program to land owned by counties, municipalities, school districts and large religious institutions, and amends the Florida Fair Housing Act to waive sovereign immunity, giving developers a direct legal avenue to challenge discriminatory denial of affordable projects. The changes aim to increase housing supply, reduce local zoning barriers, and provide clearer legal protections for affordable‑housing developers across the state.
