Saarland real estate prices remain stable and affordable
Real estate prices for owner-occupied residential properties in Saarland remained largely unchanged over the past year, according to the Immobilienverband Deutschland (IVD) West. The market for single-family homes and condominiums has shown little movement, and rental prices have seen only minimal increases.
IVD West Chairman Burkhard Blandfort noted that property prices in the region remain affordable compared to the rest of Germany, with no significant increases expected in the near future. However, the association criticized the stagnation in the new construction sector, noting that the current supply consists largely of existing properties that require renovation.
To stimulate the market and provide sufficient high-quality housing for broader population segments, the IVD West is calling for measures such as a reduction in real estate transfer tax.
Regional price variations are significant: Saarbrücken, Saarlouis, and Perl are the most expensive locations, with detached houses in good locations costing between 415,000 and 520,000 euros. In contrast, properties in Bexbach, Schmelz, and Losheim am See are considerably cheaper, priced below 200,000 euros.
