San Francisco housing market faces rising rents and slow development

San Francisco is facing significant housing challenges characterized by rising costs and long-term development delays. In the city's rental market, average rents for all unit sizes have increased by 28% to $4,500 per month, with two-bedroom units averaging $6,300. This surge is partly attributed to the local AI boom. Some residents have reported being displaced by massive rent hikes that bypass existing rent control protections through specific legal exceptions.

On the supply side, redevelopment efforts are underway on Treasure Island and Yerba Buena Island, land formerly occupied by the U.S. Navy. After more than 25 years of legal and public hurdles following the Navy's departure in 1997, approximately 1,000 residential units have opened. Future plans aim to add another 7,000 units to reach a target population of 18,000, though full completion is not expected until at least 2040. Critics argue the proposed density remains too low to adequately address the city's housing shortage.
