San Francisco luxury home sales surge near AI hubs
San Francisco’s ultra-prime housing market is expanding beyond traditional luxury enclaves like Pacific Heights and Seacliff. Record-breaking sales exceeding $10 million are increasingly appearing in neighborhoods closer to the city’s artificial intelligence employment centers, including South Park, Alamo Square, and Potrero Hill.
This shift is driven by a wealth concentration among AI industry workers and investors, coinciding with extremely tight housing supplies. Market data indicates that sales above $5 million in San Francisco rose 109% year-over-year, while values in the top quarter of the market increased by 27%. In some segments, agents report price gains of 30% to 40%.
The rise in high-end residential transactions is also providing a boost to the city’s municipal budget. Under Proposition I, passed in 2020, the transfer tax rate for properties sold between $10 million and $25 million is 5.5%, more than double the rate for properties in the $5 million to $10 million range. Chief economist Ted Egan noted that these residential sales act as an important stabilizer for city revenue, which can otherwise be volatile due to fluctuations in the commercial office market.
