San Juan mining boom drives real estate and investment shifts

The mining industry boom in San Juan, Argentina, is creating significant expectations within the local real estate and investment sectors. Real estate professionals warn of a gap between public enthusiasm and actual market activity. Esteban Costela, president of the Colegio de Corredores Inmobiliarios, noted that while many property owners hope to cater exclusively to mining companies, many properties do not meet the necessary requirements. He cautioned against property overvaluation, which can distort market references, noting that professional appraisers follow National Valuation Tribunal standards to maintain realistic pricing.

Simultaneously, new technological approaches are being proposed to allow local citizens to participate in the mining economic growth. Through the tokenization of real-world assets (RWA) using blockchain technology, small and medium-sized enterprises (SMEs) in the mining service sector could secure faster financing. This system would allow local residents to invest small amounts via digital tokens, providing them with direct returns from tangible provincial businesses and reducing reliance on traditional bank credit.
