San Miguel de Tucumán faces property vacancy and certification issues
San Miguel de Tucumán is facing significant urban and real estate challenges, according to recent reports from local authorities and market surveys. A survey by the Instituto Provincial de la Vivienda (IPV) found that over 800 properties in the city center remain uninhabited, including 547 units with visible sale or rental signs and 275 abandoned dwellings.
Simultaneously, municipal Cadastre Director Nora Belloni reported that 253 buildings in the city lack a final construction certificate. Notably, more than 60% of these uncertified buildings are already occupied. This lack of certification prevents many owners from obtaining property deeds. While municipal inspections of 112 units have not yet identified immediate life-safety risks, officials continue to cross-reference data to identify buildings requiring priority intervention.
