Santa Fe undergoes major demographic and urban transformation

A new report titled ‘The City of Santa Fe in Transformation’ reveals significant demographic, social, and economic shifts in the city of Santa Fe, Argentina. Conducted by the Santa Fe Cómo Vamos program in collaboration with the Municipality of Santa Fe, the Santa Fe Stock Exchange, and local universities, the study highlights a deceleration in population growth. While the 2022 Census recorded 408,572 inhabitants, the population grew by only 4.4% between 2010 and 2022, with more significant expansion occurring in the surrounding Greater Santa Fe areas.

The report notes a sharp decline in the birth rate, falling from 21.8 births per thousand inhabitants in 2014 to 8.7 in 2025. Combined with a mortality rate of 10.6 per thousand, the city has recorded its first instance of negative vegetative growth. This is accompanied by an aging population; residents aged 65 and older increased from 9.1% to 12.6% between 1991 and 2022, while the population under 14 dropped from 30.7% to 20.4%.

Household structures are also changing. Between 2010 and 2022, the number of households grew by 20%, outpacing population growth. Single and two-person households now represent 52.3% of the total. Additionally, the rental market has expanded, with the number of tenant households rising from 22,026 to 35,149, increasing their market share from 17.6% to 23.4%.
