Santos real estate market shifts toward luxury amid new environmental rules
The real estate market in Santos, Brazil, is undergoing a significant transformation as luxury residential developments increasingly mirror the high-end standards of São Paulo. New projects are incorporating premium architecture, wellness spaces, and hotel-style services. This shift has led to a sharp rise in property values; for instance, prices per square meter for certain developments have risen from approximately R$ 10,000 to as much as R$ 25,000. Due to limited available land, developers are increasingly acquiring existing houses and buildings to consolidate larger plots for these high-standard projects.
In response to the city's ongoing verticalization, new municipal legislation has been enacted requiring construction companies to donate one tree sapling to the city for every apartment built. This environmental compensation measure, approved by the City Council, aims to mitigate the impacts of urban expansion by improving thermal comfort and air quality. Companies must deliver the saplings within 120 days of construction, with non-compliance resulting in fines that will fund further municipal planting efforts.
