Sarajevo housing prices climb to 11,000 KM per sqm

Housing prices in Sarajevo have surged, with square‑meter costs ranging from 3,000 KM in older districts to as high as 11,000 KM for premium properties. Central locations such as the City Centre, Novi Grad and Novo Sarajevo command the highest prices, while demand is shifting toward smaller apartments that command higher per‑square‑meter rates.

Altijana Medić, owner of the Talco real‑estate agency, said the market has seen a sharp jump in recent years and expects prices to remain high. She noted that buyers are split almost evenly between cash purchases and bank loans, as banks are eager to deploy liquidity. Investors, young couples, and those seeking rental income are the main buyer groups, with a growing preference for older‑building layouts that offer better space utilization.
