Savia development recognized as Americas' best emerging free zone
The Savia mixed-use urban development in Heredia, Costa Rica, has been named the Best Emerging Free Zone in the Americas in the fDi Intelligence ‘Global Free Zones of the Year 2026’ rankings. Developed by Portafolio Inmobiliario, the 80-hectare project involves an initial investment exceeding US$25 million for its first stage.
Savia integrates productive, corporate, commercial, residential, and recreational spaces. The project is located near Route 1 and the Juan Santamaría International Airport, positioning it as a high-growth zone within the Greater Metropolitan Area (GAM).
This development coincides with a broader trend in the Costa Rican real estate market. According to CBRE analysis, the Heredia and Escazú corridors now concentrate 60% of the country's occupied office space. Demand is being driven by the expansion of technology companies and shared service centers seeking Class A+ offices with high technical specifications and sustainability certifications such as LEED and EDGE.
