Senior Housing Portfolio in Metro Atlanta Sold for $147 Million

JLL Capital Markets arranged the all‑cash sale of a senior‑housing portfolio in northern metro Atlanta for $147 million. The portfolio, comprising five Class A communities with 611 assisted‑living and memory‑care units (701 beds) built between 2018 and 2022, was sold by a joint venture of Centric Development and Sage Equities to a publicly traded institutional investor. Claiborne Senior Living will remain the operator of the properties. The transaction attracted interest from real‑estate investment trusts, private‑equity firms and other senior‑living operators, who were drawn by the recent construction and below‑replacement‑cost pricing. JLL’s senior‑housing capital‑markets team, led by Jay Wagner and colleagues, brokered the deal.
