Seoul housing permits and construction starts show upward trend
Seoul's housing supply indicators are showing signs of recovery, according to recent data from the Ministry of Land, Infrastructure and Transport. Between January and August, housing permits in Seoul rose by 40.4% compared to the same period last year, with apartment permits specifically increasing by 37.4%.
In August alone, Seoul saw a massive 604.4% surge in housing permits. However, analysts note that this spike was heavily influenced by the Eunma Apartment reconstruction project, which accounted for approximately 6,000 units. Without this single large-scale project, the growth rate would be significantly lower.
Other leading indicators also show improvement. Apartment construction starts in Seoul increased by 34.3% year-on-year for the first eight months of the year. Conversely, actual completions remain low, with apartment completions in Seoul dropping by 23.3% during the same period. This suggests a time lag before the increase in permits and starts translates into actual move-in availability.
Additionally, new residential developments are appearing in surrounding areas. In Gwangmyeong, the ‘Gwangmyeong City Praadium Eduheim’ is scheduled to begin its first-round subscription on September 30, targeting 426 households as part of a larger 930-unit brand town.
