Seoul and South Korean government clash over Yongsan Park housing
South Korean government officials and Seoul city leaders met for a second time to discuss urban housing supply, revealing a significant divide over the use of Yongsan Park. The Ministry of Land, Infrastructure and Transport maintains its stance on utilizing limited, non-core areas of the park for public rental housing for youth and newlyweds. As an alternative, Mayor Oh formally proposed the redevelopment of the Tancheon Water Reclamation Center in Gangnam. This plan aims to create a 'Southeast Youth Specialized Industrial Complex' that integrates Physical AI R&D facilities with housing, potentially providing up to 13,000 units. The project could be funded by selling approximately 5.5 trillion won worth of Seoul-owned land. The Ministry has agreed to review this proposal.
Additionally, the two parties reached a broad consensus on improving redevelopment efficiency by potentially increasing legal floor area ratios by up to 1.2 times. Regarding upcoming housing announcements, the Ministry confirmed that Yongsan Park is not included in the planned 73,000-unit expansion, which is expected to focus on Gyeonggi Province due to Seoul's opposition to lifting greenbelt restrictions.
