Serbia amends ‘Svoj na svome’ law to streamline property registration
Serbian Minister of Construction, Transport, and Infrastructure Aleksandra Sofronijević announced that under the ‘Svoj na svome’ law, 368,663 certificates have been issued and over 2.5 million applications have been submitted. To date, between 270,000 and 280,000 properties have been registered in the cadastre.
Proposed amendments to the law, currently being voted on in the Serbian Assembly, aim to resolve issues encountered during implementation and simplify the property registration process. Key changes include new regulations for rural houses exceeding 400 square meters; while properties up to 400 square meters in municipalities with fewer than 50,000 residents can still utilize a fixed 100 euro fee, larger properties will pay based on square meter contributions.
The amendments also address unregistered parts of residential and commercial buildings by allowing civil and architectural engineers to assist geodetic engineers with sketches and specifications. Additionally, the administrative procedure has been streamlined: once a certificate is issued, citizens will receive immediate notification of the required fee and have 30 days to pay before the Agency notifies the cadastre, eliminating previous restrictions on property disposal during the process.
