Serbia real estate market value rises 8.1 percent to 2.2 billion euros
The Serbian real estate market saw a value increase of 8.1 percent in the second quarter of 2026 compared to the same period in 2025, according to the Republic Geodetic Authority (RGZ). Total turnover reached approximately 2.2 billion euros, despite a 5.4 percent decrease in the total number of sales contracts, which fell to 30,495.
Apartments remain the dominant sector, accounting for 1.3 billion euros (62 percent) of the total value. Other segments included houses (175 million euros), construction land (156 million euros), business premises (119 million euros), and agricultural land (77 million euros). In Belgrade, 742 million euros was spent on apartments.
Notable high-value transactions occurred in Belgrade. The most expensive apartment was sold in the Savski Venac municipality for 1.6 million euros, with the highest price per square meter reaching approximately 9,300 euros. The most expensive house was sold in Voždovac for 1.4 million euros, and a single garage space in Stari Grad was sold for 54,000 euros.
Transaction volumes decreased in all major cities compared to the previous year: Novi Sad fell by 1 percent, Belgrade by 1.7 percent, Niš by 4.3 percent, and Kragujevac by 7 percent. Regarding financing, 15 percent of all transactions were credit-funded, with 34 percent of apartment sales involving loans.
