Serbia property legalization deadline approaches October 24
The final deadline for additional property registration applications under the ‘Svoj na svome’ law expires on Saturday, October 24. This extension provides a secondary opportunity for those who missed the initial February 8 deadline to register their real estate, provided they can present valid justifications such as illness, force majeure, or technical difficulties.
The law serves as a simplified legalization process for previously unregistered buildings. While promotional materials suggested a fee of 100 euros, actual costs for houses and apartments typically range between 100 and 1,000 euros depending on location and size. Auxiliary objects under 500 square meters are exempt from fees.
Legal experts note that the process significantly eases the ability to trade previously illegal properties by converting them to legal status without requiring expensive technical documentation. Once applications are processed, information is shared with the Public Revenue Administration for tax purposes.
