Serbia real estate market sees shift toward suburban and rural housing

The real estate market in Serbia is seeing a shift in demand as more people seek residential properties outside major urban centers. In the Belgrade area, families are increasingly moving to the periphery, such as Grocka, Kosmaj, and Avala, in search of more space, privacy, and a quieter lifestyle.

Real estate agents note that the price of a 70-square-meter apartment in New Belgrade, which can cost approximately 250,000 euros, is comparable to the cost of larger houses in suburban areas. While comparing city apartments to peripheral houses is complex due to factors like plot size and infrastructure, the trend toward suburban living has accelerated since the pandemic.

In the Banat region, particularly around Zrenjanin and the Tisa and Tamis rivers, there is significant interest in weekend houses and rural properties. Prices for older properties requiring renovation can start as low as 3,000 euros, while renovated homes range between 40,000 and 50,000 euros. Buyers include residents from Belgrade and Novi Sad, as well as foreign nationals and younger individuals. Some properties are also being repurposed into tourist and hospitality investments.
