Serbia real estate market value reaches 4.2 billion euros in H1 2026
According to data from the Republic Geodetic Authority, the Serbian real estate market saw significant shifts in the first half of 2026. The total market value reached 4.2 billion euros, a 10.1 percent increase compared to the same period in 2025, with 61,343 sales contracts concluded.
In the commercial sector, the market value of business premises rose by 30 percent year-on-year. The average price for commercial space in Serbia reached 1,420 euros per square meter, a 12.86 percent increase. Prices varied significantly by location; for instance, business spaces in the Vračar municipality of Belgrade averaged nearly 4,000 euros per square meter, while prices in other cities remained below 1,000 euros.
Regarding residential houses, the average price in Serbia was 39,334 euros, representing a 5.56 percent increase from the previous year. In Belgrade, the average house price was 99,220 euros, though this marked a 1.37 percent decrease compared to the prior year. Notable price surges were observed in Novi Pazar, which saw an 85.83 percent increase, followed by Jagodina and Čačak. Conversely, some areas in Belgrade, such as Savski Venac and Zvezdara, experienced price declines.
