Serbian real estate market hits record €2 billion in Q1 2026
The Republic Geodetic Authority reported that total transaction value on Serbia’s property market reached roughly €2 billion in the first quarter of 2026, the highest ever recorded since the price register began. The volume grew 14 % year‑on‑year and the number of contracts rose 6 % to 30,795. Apartments accounted for the bulk of activity with €1.2 billion in sales, followed by houses (€152 million), construction land (€122 million), commercial spaces (€92 million) and agricultural land (€49 million).
In Belgrade, sales of apartments alone totaled €643 million, with the most expensive unit sold in the Savski venac municipality at €2.6 million (approximately €3,000 per square metre). Prices in the dominant middle‑segment range from €2,100 to €3,000 per square metre, while premium properties can reach €5,000‑9,000 per square metre. Demand remains strong, and agents expect prices to stay stable in the near term.
