Serbia's property market hits record €2 bn value in Q1 2026

The Republic of Serbia’s real‑estate market reached a record total transaction value of about €2 billion in the first quarter of 2026, the highest since the price‑register was introduced. A total of 30,795 purchase contracts were concluded, with the market value up 14% and the number of transactions up 6% year‑on‑year.

Apartments accounted for €1.2 billion (62% of total value). The most expensive sale was a 2.6‑million‑euro apartment in Belgrade’s Savski Venac municipality, which also set the highest price per square metre at €12,000. The priciest house sold in the same area for €2.1 million, and the costliest garage spot fetched €77,000 in the Stari Grad district.

Credit‑financed purchases rose to 14% of all transactions, with 33% of apartment deals paid by loan – a notable increase from the previous year. Transaction growth was strongest in Belgrade (+9‑10%) and Novi Sad (+6%), while Niš and Kragujevac saw declines. Notary Ljubica Bajić in Novi Sad recorded the highest number of contracts, and Draginja Divac in Belgrade handled the largest monetary volume.
