Shopping center investment projected to reach record 3 billion euros
Investment in shopping centers is projected to reach a record high of over 3 billion euros this year. This growth follows a period of volatility caused by the pandemic and the rise of e-commerce, which previously threatened the sector.
In Spain, the surge is supported by rising household consumption, which saw a year-on-year growth rate of 3.1% according to the National Statistics Institute (INE). Data from Cushman & Wakefield indicates that retail investment had already exceeded 1.7 billion euros by the summer.
A major driver for the projected record is the acquisition of the Balkany family's shopping center portfolio by Norges and Sonae Sierra. This deal, valued at approximately 1.5 billion euros and closed in late July, is expected to push annual volumes past the 2016 record of 2.26 billion euros. Shopping parks now represent 25% of total retail investment, up from 13% in 2025.
