Singapore retail sales rise as asset investments surge

Singapore’s retail sales grew 0.7% year-on-year in August, according to the Department of Statistics. Growth was driven largely by cosmetics, toiletries, and medical goods, which rose 11.2%, and computer and telecommunications equipment, which increased 10.7%. However, sales of motor vehicles, parts, and accessories saw a 9.5% decline, contributing to a 1.0% month-on-month decrease in seasonally adjusted retail sales.

Parallel to consumer trends, there has been a significant surge in the investment of retail assets. Estimates suggest up to S$8 billion in retail assets have changed hands so far this year, a substantial increase compared to previous periods. Major transactions include Cuscaden Peak’s S$3.9 billion sale of Paragon to CapitaLand Integrated Commercial Trust and Wharf’s S$1.1 billion disposal of Wheelock Place.

Industry experts note a divergence between shop-level economics and asset-level economics. While individual retailers face pressures from rising wages and high rents, investors are targeting retail properties for their defensive income and scarcity value, betting on the ability of malls to maintain rental flows despite tenant turnover.
