Skanska sells H2Offices second phase in Budapest to ERSTE fund

Skanska has signed an agreement to sell the second phase of the H2Offices complex in Budapest to the ERSTE Open-Ended Real Estate Investment Fund. This marks the sixth office property the fund has purchased from Skanska in Hungary.

Located in the Váci office corridor, the second phase of H2Offices will provide approximately 22,000 square meters of rental space. The entire area has already been leased to a global company on a 10-year contract. The project is scheduled for completion in the first quarter of 2027.

Construction has reached a significant milestone with the completion of the building envelope, including the facade and roof waterproofing. This allows for the commencement of internal works, such as the installation of mechanical, electrical, and plumbing (MEP) systems and internal partitions.

The development emphasizes high energy efficiency and sustainability, aiming for LEED Platinum, WELL Platinum, and Access4You Gold certifications. The project utilizes heat pumps, solar panels, and low-carbon materials, which are expected to reduce CO2 emissions by approximately 2,200 tons compared to traditional construction methods.
