Skopje apartment prices rise to over 2,150 euros per square meter

Real estate prices in Skopje are experiencing a significant upward trend. According to data from the CenaKvadrat platform, the average asking price for an apartment in the capital has reached approximately 2,150 to 2,156 euros per square meter in the first half of 2026. This represents a substantial increase from 2025, when the average price was around 1,670 euros per square meter.

In the Centar municipality, prices for new constructions in attractive locations are even higher, approaching 3,000 euros per square meter. A 60-square-meter apartment in Skopje now costs roughly 129,000 euros. This growth trend is also reflected in official data from the National Bank, which recorded a roughly 25 percent annual increase in apartment prices in Skopje at the end of 2025.

Despite these rising costs, Skopje remains among the more affordable capital cities in Europe for property buyers compared to major Western European metropolises. However, the gap is narrowing. This local trend aligns with broader European patterns; Eurostat reported that EU housing prices rose by 5.1 percent and rents by 3 percent in the first quarter of 2026, both outpacing the EU inflation rate of 2.3 percent.
