Slovakia housing crisis: Rising prices drive demand for auctions and EU legislative action

Slovakia is facing a significant housing crisis characterized by rising real estate prices and insufficient construction. In the Bratislava region, prices have increased by over 19 percent year-on-year, while the Košice region saw a 17 percent rise. Overall, property prices in the country have grown by 14.4 percent compared to last year. This trend has made it increasingly difficult for young people and families to afford larger living spaces, often forcing them to remain with parents or seek alternatives like property auctions.

While some listings appear for as low as 30,000 euros, experts warn that these are often auction properties that require careful consideration of renovation costs, legal fees, and market value comparisons to avoid financial risks.

In response to the broader European housing shortage, the European Commission has proposed a new law on affordable housing. This initiative aims to establish common rules for member states to address structural causes of the shortage, such as the inefficient use of existing buildings and land. The Association of the Construction Industry of Slovakia (ZSPS) has welcomed the proposal, noting that while market regulation alone is insufficient, increasing the supply of social, student, and general housing through public and private investment is essential.
