Slovakia real estate prices rise 104% in euros since 2015
Real estate prices in Slovakia have reached record highs when measured in euros, increasing by 104% since 2015. According to Eurostat index data, property values have more than doubled in that decade. In the second quarter of 2026, the average price for a square meter of an apartment was 3,430 euros, representing a 10.2% year-on-year increase, according to the National Bank of Slovakia.
However, when measured against gold, the value of Slovak real estate has declined. While the price of an ounce of gold in euros rose from approximately 1,046 euros in 2015 to 3,046 euros in 2025, the amount of gold required to purchase property has dropped. For example, a property that required 96 ounces of gold in 2015 would have required only 67 ounces last year, a decrease of nearly 30% in gold terms.
Data from the company Bytero indicates that housing affordability remains a significant challenge. Analysts suggest that an average Slovak worker earning an annual salary of 23,500 euros can only afford approximately 8.1 square meters of an apartment. In Bratislava, this figure drops to roughly 6.8 square meters per year of gross salary.
