Slovakia rental prices decline to 727 euros in Q2 2026

According to the Deloitte Rent Index, average apartment rents in Slovakia decreased by 1.2% in the second quarter of 2026, falling to 727 euros per month excluding utilities. While the overall monthly rent declined, the price per square meter remained relatively stable because the average size of offered apartments also decreased.

Regional differences remain significant. Bratislava continues to be the most expensive market, with an average rent of 931 euros, representing a 1.8% quarterly decrease. Within the capital, the Staré Mesto district recorded the highest average rent at 1,287 euros, while Vrakuňa was the most affordable at 641 euros.

Trenčín recorded the lowest average rent among regional cities at 554 euros, despite seeing the highest quarterly growth of 2%. Other cities saw varying trends: Prešov experienced the largest decline at 3.7% (626 euros), while Poprad and Žilina saw slight increases. In Košice, rents remained relatively stable at 733 euros.
