Slovakia's newer three‑bedroom apartments hit price ceiling as growth slows

Data from the Real Estate Union of Slovakia (Realitná únia SR) for the two‑year period to 30 June 2026 show that prices of newer three‑bedroom apartments increased by only 17.9 %, far slower than older three‑bedroom units (28.3 %), older two‑bedroom units (30.7 %) and newer two‑bedroom units (26.5 %). The slowdown signals that prices are nearing the affordability limit for many households, even though demand for these larger flats remains.

In Bratislava the average newer 75‑m² three‑bedroom flat costs €359 625, compared with €294 975 for an older unit. With an 80 % mortgage the buyer must provide €71 925 of own funds – €12 930 more than for the older flat. On a 30‑year loan at 3.6 % interest the monthly payment rises to €1 308 from €1 073, an increase of €235. Because of these higher upfront and ongoing costs, some buyers are turning to older three‑bedroom apartments or opting for newly built houses and suburban developments, aided by improved transport links.

Analysts Vladimír Kubrický and secretary Mojmír Plavec note that while interest in newer three‑bedroom apartments persists, the pool of potential buyers is narrowing and price growth is less aggressive than for smaller apartments.
