São Paulo luxury real estate market sees geographic shifts
The luxury real estate market in São Paulo is experiencing shifts in geographic demand. Avenida República do Líbano, located near Ibirapuera Park, is emerging as a premier residential corridor. Often compared to New York’s Fifth Avenue due to its park views, scarcity of land, and proximity to high-end gastronomy in Moema and Vila Nova Conceição, the avenue is consolidating its status as one of the city’s most valuable residential addresses.
Simultaneously, data from proptech Pilar indicates a significant rise in high-end transactions in the Santa Cecília neighborhood. Between January 2025 and June 2026, sales of properties valued above R$ 3 million in Santa Cecília reached R$ 154 million, representing a 116.4% annual increase. While some market experts suggest this growth is partly due to statistical overlaps with the Higienópolis area, others point to urban transformations, such as the planned relocation of the State Government headquarters to the neighboring Campos Elíseos district, as a driver for the area's changing profile.
