São Paulo luxury real estate market sees significant growth and expansion
The luxury real estate market in São Paulo is experiencing significant growth and transformation. In 2025, the high-end segment recorded a Gross Sales Value (VGV) of R$ 30 billion, representing a 20% increase. Data from MBRAS indicates that houses valued above R$ 3 million in noble neighborhoods saw an average annual appreciation of 21.7% between 2023 and 2026, a sharp rise from the 7% annual variation seen between 2016 and 2022.
Due to land scarcity in established areas like Jardins and Itaim Bibi, demand is expanding toward neighborhoods such as Vila Mariana, Perdizes, Pinheiros, and Brooklin. This shift has increased the prominence of planned neighborhoods that integrate residential areas with green spaces and services. An example is the Jardim das Perdizes project developed by TECNISA, which centers around a 46,000 m² public park.
To address these market shifts, the Imersão Luxo Imobiliário event will be held at the Rosewood São Paulo on November 27 and 28, 2026. Curated by Eliane Ribeiro, the event will gather architects, investors, and brokers to discuss topics including branded residences, ultra-high-net-worth (UHNW) investment patterns, and luxury market positioning.
