São Paulo office market enters new investment cycle following record lease
The commercial real estate market in São Paulo is entering a new investment cycle driven by rising rents and a decrease in available office space. A major catalyst for this shift is the record-breaking lease signed by Itaú Unibanco for the Esther Towers complex. Spanning 91,400 square meters across two towers, this transaction is the largest in Brazilian real estate history and is expected to trigger a shortage of large-scale corporate buildings.
Consultants from CBRE and Binswanger Brazil suggest that the scarcity of large, contiguous office spaces may become a significant issue by 2027, as many existing large-scale projects are already pre-leased. While demand is surging in premium districts such as Itaim, Faria Lima, and Pinheiros, developers face challenges including high construction, financing, and licensing costs.
In response to the demand, several developers are initiating new projects. Companies such as Lucio and Bolsa de Imóveis are investing in new office buildings scheduled for delivery in 2028, while Santander is planning its new headquarters, Campus JK, on Avenida Presidente Juscelino Kubitschek.
