São Paulo ultra-luxury real estate hits R$ 90,000 per square meter

The ultra-luxury real estate market in São Paulo has reached price points of R$ 90,000 per square meter in selected projects. This surge is driven by the scarcity of large land plots and features that are difficult to replicate in an urban environment, such as permanent green views, low density, and significant distance from busy streets.

One notable example is the 280 ART Boulevard development by Benx in Jardim Europa. The reference price for this project rose from R$ 32,000 to R$ 90,000 per square meter, representing a cumulative appreciation of 181.3% and an annualized growth rate of 25.8%. The development features a single tower with only 22 residences on a large lot.

Other high-end projects, such as JHSF’s Reserva Cidade Jardim, also highlight the trend of utilizing massive land areas to provide amenities like helipads and concierge services. Analysts note that the luxury segment remains active as buyers predominantly use their own capital, making the market less sensitive to interest rate fluctuations and credit availability.
