South Africa's Homebuyers Delay Purchases as Stock Shortages Persist

Homebuyers in South Africa are increasingly older, more affluent and more diverse, while first‑time buyers face growing affordability constraints. A shortage of housing stock has driven up prices, prompting many owners to hold onto their properties rather than sell, which in turn limits the ability of buyers to purchase new homes.

Despite rising interest rates, properties are spending less time on the market because limited inventory leads to brisk sales. A recent Sentinel Homes report notes that the over‑35 segment now dominates purchases, while the number of young buyers has fallen. Demographically, young black buyers have more than doubled over the past two decades, whereas young white buyers have declined by a third. For the first time in 2026, female‑only buyers (34%) outnumber mixed‑gender and male‑only buyers, reflecting a cultural shift toward “houses before spouses" and longer periods of renting.

Analysts attribute these trends to structural shortcomings in the housing market that have created a backlog of demand and constrained supply, leaving many prospective owners to defer homeownership until they are financially established.
