South Brisbane developer proposes 29-storey vine-inspired tower

Milton 1 has submitted a planning application to the Brisbane City Council for a new mixed-use residential tower in South Brisbane. The proposed development aims to redevelop a site between 37 Cordelia Street and 42 Manning Street, currently used as a private car park.

The project features a 29-storey slender tower inspired by strangler fig tree vines, situated above a four-storey podium. The development is planned to include 350 rooming accommodation units designed for students and co-living, alongside approximately 413.8 square metres of commercial space for shops, offices, cafes, or restaurants.

The site is located within the Kurilpa Sustainable Growth Precinct, where temporary planning rules allow for increased building heights in exchange for meeting specific design and sustainability standards. The proposed height sits one storey below the precinct’s 30-storey limit. Developers state the project intends to address the housing crisis by providing affordable, diverse housing options near public transport and employment hubs.
