South Korea announces plan to supply 230,000 housing units

The South Korean government has announced a housing supply expansion plan targeting the metropolitan area, aiming to provide over 230,000 additional units. A key component of this strategy involves accelerating the construction timeline for public housing projects and converting unused non-residential land within public housing districts into residential land. This conversion is expected to facilitate the construction of 30,000 units by 2030.

The construction materials industry, including companies like LX Hausys and KCC, anticipates a market recovery if these plans lead to increased construction starts. The government aims to reduce the average duration for public housing projects from 68 months to approximately 37 months.

However, experts note that while long-term supply plans are being established, significant administrative hurdles remain. Converting land use requires coordination with local governments, education offices, and infrastructure reviews for water and transportation. Consequently, some real estate analysts suggest that immediate homebuyers may find it more practical to focus on currently available new developments rather than waiting for long-term supply projects that may not see occupancy for several years.
