South Korea to launch 3% interest rate loans for youth homebuyers
South Korea's Financial Services Commission has announced the introduction of the ‘Youth Future Bogeumjari Loan’ starting in January next year. This policy aims to help young people transition from monthly rent to homeownership by offering interest rates in the 3% range.
The loan is designed for first-time homebuyers aged 39 or younger with an annual income of 70 million won or less. Initially, the product will target non-apartment housing valued at 400 million won or less, providing a Loan-to-Value (LTV) ratio of up to 80%. The government intends to provide additional preferential rates for low-income youth, those living in rural areas, and households with newborns.
In addition to mortgage support, the government is introducing the ‘Youth Jeonse/Monthly Rent Combined Guarantee’ and a flexible ‘minus통장’ (overdraft) style monthly rent loan. These measures are intended to provide housing stability for young single-person households by allowing them to borrow only what is necessary when cash flow is tight.
